Join the Expansion team as a hands-on generalist driving BEAT81's growth across Germany. This role sits at the front of the expansion engine with a special focus on Acquisition—scouting and sourcing new studio locations, negotiating leases, and closing deals that become real spaces where thousands sweat together.

What you'll do

  • Drive new signings: scout and source new locations and evaluate new offers from brokers and partners across German cities
  • Negotiate & close: lead lease negotiations from first offer to signed contract, getting the best possible terms for BEAT81
  • Own the full expansion journey: step in beyond acquisition to support the construction and launch process wherever the team needs you
  • Sharpen our expansion engine: set up new playbooks, improve our studio expansion boards, and build the dashboards and reports that drive strategic decisions
  • Grow your network: nurture a network of brokers, landlords, and developers who call you when the right space opens up
  • Be the face of BEAT81: represent BEAT81 authentically to landlords, brokers, and partners

What you'll need

  • 1–3 years of experience in an early-stage startup, consulting, strategy, operations, or a commercial/real estate environment
  • A proven track record of taking projects from 0 to 1 and driving them end-to-end, not just optimizing existing systems
  • Strong negotiation skills and commercial instincts—you know when to push, when to walk away, and how to find win-win solutions
  • Confidence working independently and managing multiple priorities and live deals at different stages
  • Comfort with complexity and the ability to thrive in fast-paced, dynamic environments
  • Strong communication and stakeholder management skills, both written and verbal, effective across HQ and external partners
  • Willingness to travel across Germany to scout properties and meet landlords and brokers
  • Fluent in German and English—native-level German for landlord and broker negotiations, business-level English for internal collaboration

Nice to have

  • Prior experience in commercial real estate, leasing, or property acquisition
  • A genuine interest in fitness, health, and group training
