About the role
You'll own BEAT81's real estate acquisition pipeline across Germany, traveling 3-4 days per week to source, evaluate, and negotiate commercial property leases for new fitness studios. This is a field-based role where you'll be the face of BEAT81 to landlords, brokers, and developers, closing deals that directly become new studio locations.
What you'll do
- Source and evaluate commercial properties (250-650 sqm) across German cities for new studio locations
- Build and maintain strong relationships with brokers, landlords, and property developers nationwide
- Conduct weekly site tours across multiple cities, assessing properties against technical and commercial requirements
- Lead lease negotiations from initial offer to signed contract, moving quickly on opportunities
- Manage 10-15 active deals simultaneously, prioritizing effectively to close one new studio per month
- Represent BEAT81 professionally in all meetings and negotiations
- Collaborate with internal expansion team on documentation, approvals, and technical due diligence
- Establish efficient processes and broker relationships that scale over time
What you'll need
- 5+ years in commercial real estate, ideally in retail or fitness leasing
- Track record of closing 10+ lease deals per year independently
- Strong networking and relationship-building skills with landlords and brokers
- Excellent negotiation skills and commercial instincts
- Entrepreneurial mindset and self-driven approach
- Comfortable traveling 60-80% of the time across Germany
- Native-level German for landlord negotiations and business-level English
- Understanding of group fitness and boutique studio concepts
